Q: WHAT are the STEPS of a HOME INSPECTION?

1.You reach out, we discuss your potential property - age, size of home, and any upfront concerns you may have, and I provide a quote for inspection services.

2. Schedule. Scope of work. Sign.

3. Meet at the potential property, usually during the final hour of the inspection. We walk through together, I’ll point out and explain any major points to notice. You present your individual concerns and we discuss in detail.

4. Then you’ll receive your official comprehensive home inspection report (within 1 business day or less, depending on complexity)

Hey there, my name is Eric and I have a passion for homes, building science, and home safety.

am a professionally trained, licensed, and insured home inspector in the state of Ohio - based out of the Cleveland metro area. I have a passion for building science and when I am not inspecting properties for real estate transactions or helping make peoples’ homes healthier, you can find me researching and taking continuing education courses to improve my craft.

I am a years-long member of InterNACHI, the international association of certified home inspectors, and I hold numerous specialty inspection certifications through my membership. I hold an FAA-part 107 certification as a remote drone/UAS pilot, which I use to enhance, supplement, and improve my clients’ home inspection reports. In addition to home inspection, I hold Ohio state licenses as a radon measurement and mitigation contractor, and I am actively working on adding a license to provide lead inspection services to my tool belt for property lead-safe certifications and clearances.

When I am not on the clock, you can find me wrangling my two little ones, yelling at the players on the ice at a Cleveland Monsters game, relaxing at Edgewater Park, or working on renovating my century home. In my previous life, I was a state-employed IT manager. I also hold several various bachelors degrees and a master’s degree in public administration.

What is a home inspection?

A home inspection is a visual checkup of a home’s major systems and components to help you understand its condition before you buy, sell, or maintain it.

What does an Ohio home inspection include?

Inspections typically cover the roof, foundation, basement or crawlspace, structure, plumbing, electrical, heating and cooling systems, attic, insulation, and interior and exterior components.

How long does a home inspection take?

Most Ohio home inspections take 2–4 hours, depending on the size, age, and condition of the home.

Should I attend the inspection?

Yes, if you can! Many buyers find it helpful to walk through the home with the inspector and ask questions along the way.

Will the inspector find every issue?

No inspection is perfect. A home inspection is a non-invasive, visual evaluation, so issues hidden behind walls or underground may not be visible.

When should I schedule a home inspection?

Home inspections are usually done during the purchase agreement’s inspection period, but they’re also helpful for sellers, homeowners, and new construction.

When will I receive my report?

You’ll typically receive a clear, easy-to-read inspection report with photos and explanations within 24 hours.

What is radon?

Radon is a natural gas that comes from the ground. You can’t see it, smell it, or taste it, but it can build up inside homes.

Why should Ohio homeowners care about radon?

Radon is common in Ohio because of the soil and geology. Long-term exposure to high radon levels increases the risk of lung cancer, which is why testing is so important.

How does radon get into a home?

Radon moves up from the soil and enters homes through small openings like foundation cracks, sump pits, crawlspaces, floor drains, and gaps around pipes.

Can any home in Ohio have radon?

Yes. Radon can be found in any home - new or old, with or without a basement, and in any neighborhood. Two homes next to each other can have very different radon levels.

What is radon testing?

Radon testing measures how much radon is in the air inside your home. Since radon is invisible, testing is the only way to know your level.

How is radon tested?

A small testing device is placed in the lowest livable area of the home, usually for 48 hours. The device quietly measures radon in the air.

Do I have to do anything during the test?

Very little. Windows and doors should stay closed as much as possible, and normal daily activities can continue.

When should Ohio homes be tested for radon?

Radon testing is recommended:

  • During a home purchase or sale
  • After moving into a home
  • After major renovations
  • Every few years as a check-up
What radon level is considered high?

The EPA recommends fixing radon levels at 4.0 pCi/L or higher. Even lower levels can still carry some risk.

What is radon mitigation?

Radon mitigation is a way to lower radon levels in a home. It uses a system that safely pulls radon from beneath the house and vents it outside.

What does a mitigation system look like?

Most systems include a vent pipe and a quiet fan. The piping is often hidden in utility areas or run outside the home to keep it as discreet as possible.

How long does installation take?

Most radon mitigation systems in Ohio are installed in one day.

Does mitigation really work?

Yes. Properly installed systems typically reduce radon levels by 90–99%.

Does the system need maintenance?

Very little. Homeowners just need to occasionally check the system’s indicator and retest radon levels every few years.

Home Repair & Consultation FAQs

Do you perform home repairs?

Yes, with an important exception.
I perform a variety of home repairs; however, BRL Inspections & Home Services does not perform any repairs on homes I have inspected for a real estate transaction for a period of one (1) calendar year from the date of the paid home inspection.

Why is there a one-year restriction on repairs?

This policy follows Ohio home inspection ethical standards and is in place to avoid conflicts of interest. It ensures my inspection services remain independent, unbiased, and focused solely on protecting my clients—not generating repair work.

What types of home repair services do you offer?

I perform a variety of common home repairs and maintenance services, including minor structural repairs, safety-related corrections, general home maintenance, and improvement projects. Services are limited to repairs I am qualified and permitted to perform under Ohio and local requirements.

What are home repair consultation services?

Home repair consultations provide professional guidance without performing the actual work. I help homeowners understand inspection or radon findings, evaluate repair options, and plan next steps before hiring a contractor.

Can you explain my home inspection or radon report?

Yes. I personally review reports with clients, explain technical terms in plain language, and help prioritize repairs based on safety, function, and long-term maintenance.

Do you provide repair estimates?

I may provide general cost guidance or repair considerations based on experience. For homes subject to the one-year inspection restriction, I do not provide repair services or binding repair bids.

Who performs repairs during the one-year restriction period?

Homeowners are free to hire any qualified, Ohio contractor of their choice. I can still provide consultation and education during this time.

Do you offer repair services if you did not inspect the home?

Yes. I offer both repair services and consultations for homes I did not inspect, as well as for homes outside the one-year restriction window.
